I don’t know how good the audio book selection is, but I heard Broward County Florida has an instant eCard option. (I have not tried it myself yet.)

Anything I need to know about getting a mortgage pre-approval?

They will always pre-approve you for more than you can afford.

In my area, you definitely want to be pre-approved so you can move quickly.

It’s a good idea to talk to a few different mortgage lenders and get both the financial deets and a sense of the actual lenders. One of the people we talked with was really really good at running us through what the whole process was like, and everyone had the same numbers, so we went with her because she was able to really guide us at each step of the way and help us understand our choices and their consequences.

If your market is really aggressive, also make sure you ask about what their typical closing times are.

It is frighteningly simple?

Our pre-approval was very vague (although we had a huge range of price options/downpayment percentage options) which was confusing but if you have a specific house with a specific price maybe it won’t be confusing

Unfreeze your credit now so that doesn’t delay anything

Unfreeze credit.

Dont be surprised if the credit score they pull is a bit lower than the free estimate ones.

Dont view it as how much house you can afford.

Don’t use Bank of America. Our realtor warned us against them, and I subsequently heard some horror stories from coworkers.

When shopping for lenders, I found that I got the best rates from smaller local credit unions vs. bigger banks. The downside to the small local credit unions is that they can be slower, and (in my experience) kind of made the closing process a bigger hassle than it needed to be (my realtor’s opinion from her previous experiences with other companies). But in the end it was worth it because my rate is much lower than the other bigger lenders I got rates from

Calling all Canadians!

Theoretically speaking, if you had opened an investment account at a nationwide institution and then moved out of the country, do you need to speak to a representative of the institution in the same province as the account was originally opened if you need to fix a problem? Or could you go to a branch in another, closer, province?

depending on the nature of the problem, the branch staff may not have the knowledge base to solve the problem. I’d recommend making an appointment with clear info about what the person is trying to resolve, and plan to bring a lot of ID to prove who they are. It should be ok to do things in a different province, so long as neither province is Quebec.

does the institution know that this person is no longer living in country? if the FI did not, and they discover this, it may tie their hands further.

Luckily Quebec is not involved. The FI does know that the person no longer resides in Canada, so that’s at least not a problem, either. The problem has to do with some kind of alleged discrepancy between the information the bank has on file and the Canada Revenue Agency has on file.

I just know that Canada has a lot of internal obstacles to inter-provincial commerce, and I wondered whether this would be another example. Even though this is not commerce per se.

It’s hard to show but the gate on a wooden fence we recently had installed is already starting to warp. I was wondering if I should try to add another wooden bit to help reinforce? I attempted to show how it’s warping.

What type of bug chews flower petals? And what can I do about it? It seems to be mostly Rudbeckia and Echinacea and I never see any bugs on the plants. I have a lot of some type of beetle (I don’t know what type) on my daylilies but they don’t seem to cause any damage to them.

There are cable diagonal fence braces you can add. Might be easier and provide more tension with less weight.

Usually it’s goldfinches that year my echinachea and rudbeckia petals off, but they don’t leave part of the petal like that. It also doesn’t look like Japanese Beatle damage, which is a prevalent pest in my garden right now

Do Japanese beetles chew on petals or just leaves? I need to pay more attention to my bugs than I do
