Very similar! Certainly flavor- the bottom crust on ours is a bit thicker, and until it’s a few days out of the oven ours is a bit more moist but not radically. But it doesn’t seem like even the few day old loaves absorb the butter all that well. We’ve played with lid off/lid on timing and oven temps some (we’re doing a modified sourdough no knead recipe), but that doesn’t seem to change much with it other than with the outer crust itself.

I know it’s less than 2% but the store bought does have some oil in it and I’m assuming your homemade stuff is just starter+flower+water? Like dissolves like?

Yeah, I think yours is likely stronger with better gluten development. The commercial loaf has ascorbic acid for additional sour flavor, so it probably hasn’t fermented as long as yours has to develop a similar flavor profile.

Fellow current and former Coloradans, I believe that the house value that they use to calculate our property taxes is fixed and set by TABOR, right? Re-appraising a house doesn’t cause its value for property taxes to change?

I know the value of our house for property taxes is X, we bought the house for X +100k, and based on comps it is allegedly now worth X + $250k. I’d like to get it re-appraised to hopefully get PMI lifted. Someone in my life told me that this would impact our taxes, but I think they’re conflating the CA and CO systems.

Summary

Under a cut because I realized this isn’t actually directly answering your question, just interesting info.

The county uses whatever formula to calculate the “actual value” and then our assessed value for our county is is 6.9% of the actual value. Then the taxes are 9.2% of the assessed value. So my house this year, The Actual Value listed is $410,692, the Assessed Value is $28,543, and the taxes are $2,633.18

They have their own way of calculating their “actual value” and it is not the appraised value. I just pulled up the tax records for my house. In 2016 the listed “actual value” was $271,080, and it has increased a bit per year since then, likely just using the average inflation in home values for the area. For 2021 the “actual value” is listed at $410,692 and that is also the actual value listed for 2022. However, it was appraised in September 2021 when we purchased it for $620,000.

Yes! And we are super lucky in CO, we have the 3rd lowest property taxes of any state because our assessment rate is so low! However, I think I would trade slightly higher taxes for better schools :woman_shrugging:

Has anyone bought furniture recently? How much does “good” furniture cost? I’m a little shocked to be honest. I mean, I know there’s expensive stuff out there, but I didn’t think “normal good” was so much. I do not need an expensive brand, the problem I’m having is that I cannot find a fabric I like in say LazyBoy type pricing. I spent $1600 on a LazyBoy couch and chair 15 years ago and it is still in fine shape, I’m just tired of the color. I need to look into reupholstering but I don’t know if there’s one locally.

I bought a Very Nice Very Expensive couch in January of 2022, and after tax it was $3000. (I was finally confident that my kids were old enough that they wouldn’t pee on a new couch, till then we’d had second hand couches)

I was in the same store a year later, looking for something else, and the same couch was $5000 before tax.

I think it is safe to say that prices have drastically increased.

They’ve gone up insanely in the last 2-3 years. Even Costco grade furniture I’d say is up 30-50%, if not doubled in price. I just recently saw a dining set VERY similar to one we almost bought 4 years ago for $650, for $1200. Same wood, number of seats, etc.

Ikea prices haven’t swung as much but if you’re a frequent ikea visitor you’ll notice they’ve changed the materials of most of their furniture. They’re doing a lot of wicker now, lol. I can’t help but think that light grasses are a good way around wood and shipping costs, as opposed to being a design choice per se.

I spent about $3k on my couch (Pottery Barn) in 2019. My bed was around $2k (Sleep Number). My dining table was around $400 and each chair was around $150. I hope that helps!

I bought a new really nice (for me) sectional this year, at Macys and it was $1700 on sale, I think originally $2500? I love it so much and it is so high quality….I never thought of Macys for furniture but I will buy more there if I ever need anything

I’m glad to hear that it’s just prices in general. I assumed so, but wasn’t certain. I am sure I could get something that’s perfectly fine quality for half of what I’m looking at, it’s all about color for me and color just isn’t in now. I won’t buy anything gray or blue, they’re just not my colors, and those are what I see everywhere even in the custom made to order stuff. I’m not going to settle for something that’s going to be the biggest thing in my house for the next 15 years to save a couple thousand dollars. Also, I have the money to pay cash, or I have the option of a 0% financing at the store for a few years. That’s not really the point though, my issue is whether I can justify spending this much on a darn couch and chair. I’m definitely going to have to lie to my mom about the cost. LOL. But…I bought a stupid expensive mattress some years ago, so I suppose it’s no different. Ugh.

If you’re open to gently used or open box furniture, I had a great experience buying a recliner on https://www.aptdeco.com recently. It was about 50% of retail price and arrived less than a week after I ordered, with a very professional delivery crew. Because the inventory is from different eras and brands, there’s a lot of variety in style too.

$1500 adjusted for 15 years of inflation is nearly $2,200, but it seems like the last few years of supply chain and labor issues have made prices rise even more steeply.
